How important is an Inventory?

One important way of reducing your risk is by having an Inventory; a detailed schedule of condition.

How important is an Inventory?

Well, without one, you have very little proof of the condition of your property before it is let. If you find yourself unfortunate enough to get into a dispute with your Tenants over any damages, you will almost certainly need to provide evidence that your property was not already in that condition in order to receive any deduction from the dilapidation deposit.

What information is required for a good Inventory?

Your Inventory is only as good as its detail. Hand-written Inventories have quickly become a thing of the past and for good reason; they often lack the detail required and can be deemed unclear.

 

A good inventory should:

  1. be very clear, concise and comprehensive.

  2. include details of the property's contents, décor, fixtures and fittings, for both the interior and exterior.

  3. consider the condition of the building; for example, its walls/carpets/ceiling etc.

  4. include plenty of photographs (date stamped) to accompany the written conditions.

  5. be signed by your Tenants as proof that they have agreed with the condition of the property and its contents.

What do we advise?

Although it is entirely possible to do so, we very rarely see good D.I.Y. Inventories. We would highly recommend using an Inventory firm to create a report for you. They have the expertise and experience to know exactly what is required and will eliminate the risk of having an Inventory that does not stand up to scrutiny. It saves you the time and worry!
